The Challenge
Flexible HVAC systems for office-to-housing conversion
At 4340 South Monaco, an underutilized office building was being repurposed into multi-family housing—introducing an entirely new set of HVAC requirements.
The building was never designed for:
- Individual unit control
- Residential comfort expectations
- Distributed mechanical systems
Key constraints included:
- Limited electrical infrastructure requiring single-phase solutions
- Tight ceiling and routing conditions
- The need to serve multiple dwelling units with independent systems
Traditional centralized systems were not a viable fit for the building’s layout or infrastructure.
The Solution
APC supported the project team in implementing single-zone split and VRF-based systems tailored to the demands of a multi-family conversion.
The approach focused on:
- Decentralized HVAC systems to provide unit-by-unit control
- Single-phase equipment selection to align with existing electrical capacity
- Compact system configurations to fit within limited ceiling and wall space
- Scalable deployment across units to support efficient installation
